Every year a wave of investors looks past Bali to the frontier islands — Lombok with its Mandalika circuit and Kuta surf, Sumba with its wild-luxury mystique. The pitch is always the same: "land costs a tenth of Canggu." That part is true. The part the pitch leaves out is what happens to the construction budget when you build on an island with a fraction of Bali's construction ecosystem.

The headline numbers

  • Bali: $600–2,000 per m² depending on finish tier — the island has deep supplier networks, experienced crews and real competition. Full breakdown in our Bali cost-per-m² guide.
  • Lombok: broadly comparable per m² for a simple build — but expect a 10–25% premium once you spec anything beyond basic: premium materials, glazing, pool equipment and skilled finishing trades largely ship or commute from Bali.
  • Sumba: the land is the cheapest and the build is the most expensive of the three — a realistic 30–60% premium over Bali for an equivalent villa. Nearly everything beyond timber and local stone arrives by boat, skilled crews are imported and housed, and every forgotten item costs a week, not an afternoon.

The pattern is a law of frontier building everywhere: land cost and construction cost move in opposite directions. You pay for the ecosystem, or you pay for its absence.

Why the premiums exist

Materials logistics. Bali has everything from structural steel to Italian tap fittings within a day's drive. Lombok covers the basics; specialty items cross on the ferry. On Sumba, a missing box of pool fittings is a supply run measured in days. Contractors price this risk in — or eat it and cut corners.

Labour depth. Bali's decades of villa construction created deep benches of specialised trades: waterproofing crews, stone finishers, pool technicians, joiners. On the frontier islands the general trades exist, but the specialists that make a villa feel finished mostly travel from Bali or Java — with transport, housing and downtime on your invoice.

Supervision. Remote sites with imported crews need more supervision, not less. Underestimating this line is how frontier projects drift from ambitious to abandoned.

What about revenue?

Lombok's Kuta area has genuine momentum (surf, Mandalika events, spillover from Bali pricing) but a much thinner booking base outside peak periods. Sumba operates as a destination-luxury market: a handful of iconic properties at extraordinary rates, and very little in between — a market for hospitality operators, not first-time villa owners.

The honest verdict

Choose Bali when the villa must earn: the construction ecosystem, the rental demand and the exit market are all deeper, and the "expensive" land buys you a cheaper, faster, safer build. Bali's own value frontier — Tabanan and Kedungu, with leasehold plots from around $40K — delivers most of what people go island-hopping for, twenty minutes from the established coast.

Consider Lombok with a Bali-hardened contractor, a simple design, and a thesis about the Kuta/Mandalika corridor you actually believe.

Touch Sumba only as a hospitality project with an operator, a logistics plan and a budget that treats the premium as fact, not risk.
