Build a Villa in Uluwatu & the Bukit Peninsula

The Bukit peninsula — Uluwatu, Pecatu, Ungasan, Kutuh — is limestone cliff country: dramatic ocean views, world-famous surf breaks, and the strongest luxury-villa story on the island. Land with a real view here costs a fraction of an equivalent view anywhere else in the tropics.

Building on the Bukit has its own physics: limestone bedrock, water delivery, cliff-edge setbacks and wind exposure all shape the design. It's exactly the terrain where an experienced local contractor earns their fee.

Questions buyers ask about Uluwatu & the Bukit

Is building on limestone more expensive?

Foundations on limestone bedrock are actually excellent — stable and predictable — but excavation is harder and cliff-edge plots need geotechnical surveys and engineered setbacks. Budget a site-conditions allowance; we quote it after walking the plot.

What about water on the Bukit?

The peninsula has limited groundwater, so most villas combine PDAM/mains where available, delivered water storage, and generous rain-tank capacity. It's a solved problem — it just has to be designed in from the start.

How much do view plots cost in Uluwatu?

Inland plots on the Bukit are among Bali's most affordable; genuine cliff-front commands seven figures. Between the extremes, elevated ocean-view land in Pecatu and Ungasan is where the value sits — see live listings below.

Are there building restrictions near the cliffs?

Yes: setback rules from cliff edges and from the Uluwatu temple zone, plus Bali's island-wide 15 m height limit. We handle the ITR zoning check and permit design around these constraints on every Bukit project.
