Technology & Standards

We do not use generic construction templates. Every project is engineered with specific calculations for the region’s seismic activity and the aggressive humid environment of Indonesia.

Base Preparation

We begin with deep soil excavation and mechanical compaction. Next, a graded Sand-Gravel Mixture (PGS) cushion is installed to evenly distribute structural load. This engineered layer prevents ground settlement and acts as a drainage buffer between the soil and the future foundation

Framework Assembly

We install a heavy-duty waterproofing membrane to block capillary moisture. Above it, we hand-tie a double-layer rebar cage, incorporating specific stiffening ribs under load-bearing walls. This creates a rigid steel skeleton capable of resisting seismic shifts and tension forces.

Monolithic Casting

The concrete is delivered via a high-pressure pump for a continuous, seamless pour. We strictly use industrial vibrators during placement to remove air pockets. This process ensures a dense, high-grade monolithic slab without cold joints or structural weaknesses.

Structural Frame

We cast vertical reinforced concrete columns and horizontal ring beams to form the building’s primary load-bearing skeleton. This rigid monolithic frame is bonded to the foundation and distributes vertical loads evenly, ensuring structural integrity and necessary resistance against seismic activity.

Masonry Works

We execute masonry work using high-density aerated concrete blocks for external envelopes and internal partitions. To prevent cracking, we install concrete lintels above openings and embed reinforcement mesh every three courses. This stage defines the layout and establishes thermal and acoustic barriers.

Roofing System

We assemble the roof truss system using treated timber or light gauge steel, securely anchored to the ring beams. The structure is layered with a hydro-vapor barrier, thermal insulation, and durable roofing tiles. This multi-layer design ensures complete weather resistance against heavy tropical downpours.

Facade Finishing

We apply high-performance external renders and decorative cladding using natural stone or treated timber. Crucially, all porous surfaces undergo hydrophobic treatment to repel moisture and prevent fungal growth. This creates a durable protective shell that withstands intense UV radiation and corrosive salt air.

Interior Fit-out

We execute precision wall plastering and floor screeding followed by tiling and painting works. Parallel to this, we finalize the MEP trim: installing electrical switches, lighting fixtures, and sanitary ware. Every surface is checked with laser levels to ensure perfect geometry before acceptance.

Final Assembly

The concluding stage involves the installation of built-in joinery (kitchens, wardrobes) and loose furniture assembly. We perform a rigorous “snagging list” inspection to rectify minor defects. After a deep industrial clean and system testing, the property is fully operational and ready for handover.

Interior Curation

We go beyond basic construction to curate a cohesive visual narrative. Our team selects loose furniture, textiles, and art pieces that complement the architectural geometry and lighting. This service ensures the interior feels balanced and intentionally designed, maximizing the property’s investment appeal.

Botanical Integration

We implement a phytodesign strategy to optimize indoor air quality. We recommend specific plant species tailored to each zone: oxygen-releasing varieties (like Sansevieria) for bedrooms and pollutant-filtering species for kitchens. This creates a healthier, self-regulating microclimate.

Project Commissioning

The ultimate phase involves bringing all systems to life. We perform hydraulic balancing of the swimming pool and chemical water treatment to ensure safe pH levels. Once all mechanical systems are verified and the site is pristine, we conduct the formal key transfer.

Pre-Construction Process

What Happens Before We Break Ground

Design Alignment

We conduct a joint technical session to refine the architectural layout and visual specifications. We analyze functionality and ergonomics to ensure the design is not just aesthetically pleasing, but cost-efficient and structurally sound before finalizing the master plan.

Land Audit

We verify the plot’s legal and physical status. This includes checking zoning regulations (ITR), conducting geodetic topography surveys to assess slope risks, and identifying any government building restrictions to mitigate future liabilities.

Legal Permitting

We assist in navigating the bureaucracy to secure essential licenses. This covers the Building Approval (PBG) and compliance for the Certificate of Fitness (SLF), ensuring all structures meet regional codes and safety standards.

Contract Formalization

We sign a transparent agreement with a strict “Payment by Milestone” structure. Financial tranches are linked to physical progress (e.g., foundation completion) rather than calendar dates, guaranteeing your capital is protected until the work is delivered.

Deal & Payment Flow

Contract & Payments — What to Expect

Contract Signing

We execute a formal agreement that locks in the Bill of Quantities (BoQ), technical specifications, and the master schedule. We operate on a fixed-price model for the defined scope, protecting you from unexpected inflation or hidden costs.

Milestone Payments

Our financial model is tranche-based. Capital release is triggered solely by physical progress (e.g., Foundation completion, Roof structure), not by calendar dates. You never pay for work that hasn’t been done yet.

Independent Verification

Before any invoice is issued, the completed stage undergoes validation. You can approve the quality via high-res photo/video reports or appoint an independent surveyor to audit the site. No approval = No payment for next work.

Project Dashboard

Clients gain access to a secure Project Cloud. This central repository houses real-time Gantt charts, financial logs, material receipts, and drone footage, ensuring total transparency 24/7.

Reporting

Real-Time Progress & Reporting

We provide:

  • Weekly site reports (photos, videos, notes)
  • Project milestones dashboard
  • Direct access to project managers
  • Third-party inspection options
  •  Tropical & Seismic Engineering We don’t just build; we fortify. Our structural calculations account for high-magnitude seismic activity (Ring of Fire standards). Facades are engineered to withstand 90% humidity and extreme UV exposure to prevent rapid material degradation and “tropical fatigue.”
  • Legal Certainty (PBG & SLF) Compliance is our baseline. We strictly follow SNI (National Standards) to secure the Building Approval (PBG) and guarantee eligibility for the Certificate of Fitness (SLF). This ensures your asset is legally sound, insurable, and fully licensable for rental business.
  • Advanced Hydro-Defense Water is the #1 enemy. We implement a triple-layer defense: capillary break layers in the foundation to stop rising damp, crystalline admixtures (e.g., Penetron) within the concrete mix, and reinforced elastomeric membranes on rooftops.
  • Certified Materials & QA We eliminate quality risks by refusing non-standardized local substitutes. All reinforcement steel is SNI-certified for tensile strength. Concrete batches undergo mandatory slump and compression testing in independent labs to verify structural integrity.

Typically, a high-quality villa takes between 8 to 14 months to complete, depending on the complexity and size. This includes the structural phase, finishing, and interior fit-out. We provide a detailed project schedule (Gantt chart) before we break ground so you can track every milestone.

Bali’s tropical climate (hello, rainy season!) can sometimes throw a curveball. Our contracts include a “Force Majeure” clause for extreme weather, but for standard delays, we hold ourselves accountable with a penalty clause that compensates you for every day the project exceeds the agreed deadline.

Navigating Indonesian bureaucracy is our job, not yours. You will primarily need a PBG (Persetujuan Bangunan Gedung)—which replaced the old IMB—and potentially an SLF (Sertifikat Laik Fungsi) for functionality. We can help manage the entire application process to ensure your villa is 100% legal.

Yes, but with a “Change Order” process. While we encourage finalizing the design early to stay on budget, we understand that inspiration strikes mid-build. Any changes will be documented with a price adjustment and a signature to ensure there are no “surprise costs” at the end.

We use a milestone-based payment system. Instead of arbitrary dates, payments are triggered by physical progress (e.g., 20% upon completion of the foundation). Every payment request is accompanied by a progress report and photos, so you see exactly what you’re paying for.

We stand by our craft. We provide a 12-month structural warranty and a 6-month maintenance period for non-structural issues (like plumbing or electrical adjustments). If a tile cracks or a leak appears as the building “settles,” we fix it at no extra cost to you.

Unlike hiring independent “tukangs” (local workers), you are contracted with a registered PT (Limited Liability Company). We manage the labor force directly. If a specific crew underperforms, we have the resources to replace them immediately without halting your project.

We implement a three-tier protection system: high-grade damp-proof membranes in the foundation, specialized waterproof additives in the wall plaster, and calculated cross-ventilation in the architectural design to ensure airflow.

We primarily use AAC (Autoclaved Aerated Concrete) blocks for superior heat and sound insulation. For the structure, we use reinforced concrete calculated by certified structural engineers to withstand Bali’s seismic activity.

Before any walls are closed or floors tiled, we conduct pressure tests on all plumbing and provide you with a “Digital As-Built Map.” This shows exactly where every wire and pipe is located, saving you from disasters during future maintenance.

Absolutely. We provide a Digital Client Dashboard. You will receive weekly high-resolution photo/video updates, drone footage, and a live tracking link of the Gantt chart showing exactly which tasks are completed.

Especially for sloped land (like in Tegallalang), we include necessary retaining walls in our structural quote. We believe in “No Surprise” pricing—our quotes aim to be all-inclusive from the gate to the pool.

We recommend high-quality ceramic tiles or asphalt shingles over a treated steel frame. This avoids the termite issues of wood and provides much better sound insulation during heavy tropical downpours than metal sheets.

Yes, we handle the entire submission process for the PBG (formerly IMB) and the SLF (Certificate of Function). We ensure your building is 100% compliant with the latest Indonesian regulations.
