Can foreigners legally own land and build a villa in Bali?+
Yes. Foreigners build on leasehold — a long-term land lease (typically 25–30 years, extendable up to ~90) registered with a notary. We verify certificate, zoning and ownership chain before any transaction, so your build permit is never at risk.
Can I handle the whole thing from abroad?+
Yes. The land purchase can be completed remotely via a legally issued Power of Attorney — personal presence is not required. Throughout construction you get milestone-based progress tracking, so you always know exactly what's being built, when.
What does the villa price include — and does it include the land?+
Villa pricing is construction cost only; land is purchased separately. Every villa is delivered fully furnished and turnkey — beds, kitchen, living, bathrooms and outdoor areas — ready to move in or rent out. We also help you find and vet a plot.
How do payments work?+
Milestone-based: you pay as the villa progresses — never ahead of the work. A typical schedule runs from a reservation fee through site works, structure, roofing, interior finishing and furniture installation.
What if permits are refused or there's a legal issue?+
We don't pour a single meter until PBG permits, SLF certificates and zoning are verified. Every land plot passes a full legal due-diligence check — certificate, zoning (ITR), ownership chain and government restrictions — before you commit.
How long does it take, and what happens after handover?+
Build time depends on the villa — most concepts complete in roughly 9–16 months, tracked against milestones. After handover, structural elements are covered by a lifetime guarantee, and our team can assist with rental marketing and property management.
