When buying is the right call
- You need income this season. A villa earning reviews today beats a better villa in a year — if the price and lease term genuinely stack up.
- A rare location unlocks. Occasionally a great plot only comes with a building on it. Buy the location, plan the renovation.
- You've found a genuinely fair deal. They exist — verify the remaining lease (30-year money for a 17-year lease is the classic trap), commission a building inspection, and compare the per-m² math against a new build before signing.
When building wins
- You're optimising for yield. Purpose-built layouts (equal ensuite bedrooms, pool orientation, work-friendly spaces) book better, and your capital buys walls instead of someone's margin.
- You want the full lease runway. A fresh 25–30-year lease with a written extension formula is worth real money at resale — resale buyers discount short leases brutally.
- You care what it looks like. Most resale stock is a 2010s copy-paste. Your taste, your architect, your villa.
- Your budget is under ~$250K all-in. Below this line, ready-made options thin out fast, while land in Tabanan/Kedungu or Pererenan's edges plus an Essential-tier build still gets you a brand-new villa.

Building is usually 20–40% cheaper for an equivalent new villa: construction runs $600–2,000/m² plus land, while developers price finished stock with their margin, marketing and financing baked in. Buying resale can look cheaper upfront, but shorter remaining leases and renovation needs often erase the discount.
How long does building take compared to buying?
Buying a completed villa takes 1–3 months of due diligence and paperwork. Building takes 9–16 months end-to-end: 1–3 months for design and permits, 8–12 months of construction. If you need income this season, buy; if you can wait a year, the build premium is yours instead of the developer's.
